Planning permission is being sought for the construction of almost 320 new homes outside Blarney.
The application, submitted to Cork City Council by Kilmoney Homes Ltd, is seeking to build a large-scale residential development (LRD) at a 10.6 hectare site in Dromasmole, approximately 2.5km from Tower.
The LRD, consisting of 319 homes, will comprise 237 houses and 82 duplex/simplex units.
The houses will include 64 two-bedroom units, 129 three-bedroom units, and 44 four-bedroom units, while the duplex/simplex units will include 48 one-bedroom units and 34 two-bedroom units.
The building heights will range from one to three storeys across the development, with plans also providing for a two-storey childcare facility, spanning 603sq.m.
The childcare facility, with a capacity for up to 110 children, will also serve as a dual-use venue for the proposed development, with adaptable community room use planned.
Vehicular, cyclist, and pedestrian access to the proposed development will be provided via a new estate entrance along the Bawnafinny Road, to the northern boundary of the site.
The proposed development will also include the provision of private, communal and public open spaces, including all balconies.
The proposed plans further include car and bicycle parking, internal roads and pathways, public realm improvements, sustainable urban drainage measures, EV charging points, drainage infrastructure and associated site development works.
The developer has said that the LRD has been designed to "provide a high-quality living environment through the delivery of private, communal and public open spaces, pedestrian and cycle connections, landscaping and supporting infrastructure".
"This proposal aims to create a sustainable and well-connected new community in a key growth area of Cork City, supporting the continued development of Tower and Blarney while providing much-needed housing and community infrastructure," they said.
The application is currently at the pre-validation stage, with submissions accepted until November 19.
Cork City Council will then have a further three weeks to deliberate on the application, with a decision due by December 10.
