Secondhand house prices rise across Cork city and county

The average sale prices of a secondhand three-bedroom semi-detached house in Cork city stand at €420k and in the city at €272,900.

The average price of a secondhand three-bedroom semi-detached house in Cork city is still increasing, with data showing it has risen by 1.2% to €420,000 in the last three months.

Across Cork county, prices over the past three months have increased by 1.0% to an average of €272,900, the Q2 REA Average House Price Index shows.

The index concentrates on the actual sale price of Ireland’s typical stock home, the three-bed semi, giving a picture of the secondhand property market in towns and cities countrywide.

According to the survey, the average cost of a three-bed semi in Dublin is now at €600,120 — an increase of almost €150,000 on the June 2021 average price of €456,667, a 31% rise in five years.

The average Galway city house price reached the €400,000 mark for the first time, following an increase of 0.5% over the past three months.

Overall, selling prices in Ireland’s major cities outside Dublin rose by the same percentage as the capital at 0.8%, to an average of €381,250.

Homes in the large towns across Ireland rose by 1.1% this quarter, down from 2% in the first three months of the year and 7.3% annually to an average of €281,287.

The biggest quarterly rise was in Ireland’s most affordable county of Donegal, where prices increased by 3.5% to €222,500 on average. This figure is a 12.7% increase on the June 2025 value of €197,500.

The survey also shows that this quarter, 15% of purchasers in Cork city and 80% across Cork county were first-time buyers, with a total of 60% of sales in the county and 20% in Cork city attributed to landlords leaving the market.

The results also show that the average time taken to reach ‘sale agreed’ status this quarter was five weeks in Cork city and four in Cork county.
