Latest property price figures from the Central Statistics Office (CSO) show house prices in Cork city and county remain high, as opposition parties say this pattern will not be resolved without a change of government.

The latest CSO residential property price index shows house prices in Cork are higher than anywhere in Ireland aside from Dublin and commuter counties Kildare, Meath, and Wicklow.

House prices in the South West region, incorporating Cork and Kerry decreased by 0.2% in August compared to July, but they have increased by 9.1% in 12 months.

Median

In Cork city, the median price for new dwellings was €455,000 and for existing dwellings was €266,575, while in Cork county, it was €392,500 for new dwellings and €290,000 for existing dwellings in August 2024.

The report looks at house prices by Eircode areas and reported that the highest prices were found in Kinsale at €457,500 and Carrignavar at €417,254.

The lowest median house price was in Charleville at €195,000, followed by Mitchelstown at €225,000, Bantry at €244,999, and Mallow at €245,000.

Average median prices in Youghal were €262,499, Cork Northside were €270,999, Cobh were €290,000, Skibbereen were €302,500, Macroom were €309,999, Rylane €320,000, Fermoy €331,901, Midleton €332,500, Clonakilty €335,000, Bandon €345,000, Carrigaline €365,000, Cork Southside at €367,500, Glanmire at €380,000, Watergrasshill at €385,000, and Ballincollig at €386,951.

Stuck

Social Democrats councillor Pádraig Rice, who is a general election candidate in Cork South Central, noted that people are now facing median house prices of €367,600 in the south side of Cork adding.

“Is it any wonder there so many adults stuck living in their childhood bedrooms?”

Sinn Féin councillor for Cork City South West and election candidate, Joe Lynch, said that the 9.1% annual increase across Cork and Kerry “should serve as an indictment of the government’s approach to housing delivery”.

His party colleague, TD for Cork North Central Thomas Gould echoed this saying: “Sinn Féin’s plan would see truly affordable homes delivered at scale in Cork and across this city.”
