Average Cork city rent is up by 7.8% since last year

According to the report, the average monthly rent of a two-bedroom apartment in Cork city, during the third quarter of 2025, was €1,982, representing a 7.8% increase on last year's average.

The latest Daft.ie Rental Report has shown that the average market rent, for almost ten different property types across Cork city and county, has increased by more than 7% when compared to last year.

The report, published this week, revealed that this is the highest level of inflation seen in Cork city since early 2024, marking a 55% average above pre-covid levels, two times higher than the Celtic Tiger peak.

According to the report, the average monthly rent of a two-bedroom apartment in Cork city, during the third quarter of 2025, was €1,982, representing a 7.8% increase on last year's average.

During the same time period, the figures showed that the average monthly rent for a one-bedroom apartment in Cork city was €1,504, marking a rise of 9.4%; and was €2,274 for a three-bedroom apartment, representing a rise of 3.1%.

It also revealed that the average monthly rent for a two-bedroom house in Cork city was €1,879, marking a rise of 6.1%; was €2,279 for a three-bedroom house, representing a rise of 7.8%; was €2,928 for a four-bedroom house, showing a rise of 4.6%; and was €3,763 for a five-bedroom house, representing a rise of 16.6%.

The data also showed that the average monthly rent for a studio apartment in Cork city was €1,137, representing a rise of 0.7%.

There was an overall increase in rent of approximately 7% across all eight property types in Cork city during the third quarter of this year.

AVERAGE COST

In terms of renting a singular room, the report further showed the average cost of rent per month for a double bedroom with an ensuite in Cork city during the third quarter of 2025 was €858, representing an increase of 7.9% on last year's average.

Outside of the city, the average monthly rent of a two-bedroom apartment in Cork county, during the third quarter of 2025, was €1,9511, representing a 5.2% year-on-year increase.

During the same time period, the figures showed that the average monthly rent for a one-bedroom apartment in Cork county was €1,213, marking a rise of 12.9%; and was €1,934 for a three-bedroom apartment, representing a rise of 20.8%.

It also revealed that the average monthly rent for a two-bedroom house in Cork county was €1,479, marking a rise of 4.6%; was €1,814 for a three-bedroom house, representing a rise of 11.2%; was €2,116 for a four-bedroom house, showing a rise of 5.3%; and was €2,431 for a five-bedroom house, representing the only decrease in an average rent across Cork city and county at –2.2%.

Further, the report showed that the average monthly rent for a studio apartment in Cork county was €1,054, representing a rise of 2.7%.

This marked an overall increase in rent of approximately 7.5% across all eight property types in Cork county during the third quarter of this year.

In terms of renting a singular room in Cork county, the report showed the average cost of rent per month for a double bedroom with an ensuite during the third quarter of 2025 was €771, representing an increase of 4.5% on last year's average.
