183-bed hotel proposed for Morrison's Island; three protected buildings to be converted to offices

A PLANNING application to build a 183-bed hotel and three offices on the site of the former Moore’s Hotel has been lodged with Cork City Council.

The development, by the Dublin-based Greenleaf Group, will include the conservation, modification and restoration of three protected structures at numbers 11, 12 and 13 Morrison’s Quay to allow for three new office buildings. A new-build four to six-storey office and hotel development is also slated for the site.

This will include 183 hotel bedrooms seating areas, and ancillary restaurant, public bar, kitchen, hotel areas/offices, associated staff areas, changing/shower rooms, toilets, stores, bin and bicycle stores, stair/lift cores and circulation throughout along with a courtyard at ground level and plant at ground floor and roof level. The gross floor area of the hotel will be approximately 6663 square metres.

The ground floor, first and second floor of the new building fronting onto Catherine Street will be an office development, with hotel rooms above. There will be pedestrian accesses to the offices from Morrisons Quay and Catherine Street and to the hotel from Morrison's Quay and Keeffe Street.

A spokesperson for the developers told The Echo: “Greenleaf Group is delighted to be associated with the proposed development at Morrison's Island which is an important regeneration scheme for the City. It covers the entire of a prominent and currently vacant city block on Morrison's Island. The main objective behind the proposed design is to re-utilize the existing protected structures which are currently neglected and to create a new vibrant building of the highest quality on the remainder of the lands.

“The result is that all three protected buildings will be restored and brought back to life as own door buildings whilst the remainder of the site will be developed to sympathetically contribute to the tremendous vibrancy of the City. We hope that the proposal will be well received by Cork City Council and the other stakeholders in the City and we look forward to working with all stakeholders during the planning and development of the Site.

“Greenleaf Group is currently developing a new 97 Bed Hotel and mixed use building at 41-46 South Great Georges Street, Dublin 2. This project consists of the retention of the existing Victorian façade and the construction of a new modern structure behind. Located in an Architectural Conservation Area, this project is scheduled to be completed in early 2021,” the spokesperson added.

The former Moore's hotel ceased trading more than a decade ago and had previously been on the market before being sold for a price believed to be in excess of €7 million.
