Planners want more information on cola factory student apartment plans

A planning decision on Cork's largest student apartment development has been delayed after City Hall planners sought further information on the project.

London company Future Generation has plans to build a flagship 600-bed accommodation scheme on the former Coca-Cola bottling site.

Planners have asked the company to show how a bus lane, cycle path and footpath can be built in front of the building while maintaining the two-way carriageway for vehicles.

Planning permission was already in place since 2017 to build 484 student beds in buildings ranging from four to seven storeys. 

Work began to demolish the existing buildings and clear the site but it has remained empty since then.

In February, Future Generation lodged fresh plans with City Hall seeking the go-ahead to modify the existing permission.

The proposed modifications include increasing the number of apartments on the site from 92 to 167 and bed spaces from 484 to 623.

The height of the proposed buildings will increase from six to ten storeys, from four to seven storeys previously permitted.

Future Generations told The Echo that the modified plans include an on-site gym, common networking space, cycle storage space, studio space and a sky lounge with views across the River Lee.

Speaking in February, Tarek Jumah, Associate Director, Future Generation said: "The Cola Factory is our first European venture and I am excited to deliver this in time for the 2021/2022 academic term and drive Future Generation's European expansion further," he said.

This week, Cork City Council wrote to the company seeking further information on the project. Planners said the upcoming Cork Metropolitan Area Transport Strategy (CMATS) will identify the Carrigrohane Road as a key public transport corridor with a dedicated bus lane in both directions, as well as dedicated cycle lanes and a footpath while keeping the two-way carriageway for vehicles.

Planners also sought clarification on how the building's cycle stands and disabled parking spaces will be accessed.

Future Generation now has six months to respond to the request after which City Hall must make a decision within a further for weeks.
