Tower View, outside Enniskeane, is for sale for €170,000. See No.1

IF you’re been following the latest series of Room To Improve, you might have gotten the idea to buy a home and turn it into a doer-upper.

I selected four properties around Cork county that are in need of full refurbishment. All come in under €200,000 and with buckets of potential - they could be wonderful homes or rental properties, with just a little inspiration and imagination.

1. Tower View, outside the village of Enniskeane, €170,000

It is called Tower View for a good reason, as right across the road is the beautiful little Kinneigh church and round tower, nestled in this tranquil piece of countryside.

Both were built circa 1,000 AD, and recently and sensitively renovated by the OPW.

The home, which is in need of a full makeover, is a four bedroom and one-bedroom pile. The setting is very pretty.

It took me only a few minutes to drive to the nearby village of Coppeen with a shop, pub, garage, etc. It took 20 minutes to get to Macroom and the road is in good condition, especially for a rural location.

The front aspect has a lovely Georgian appearance and the grounds that come with the property are an excellent size for additions needed.

The home, with the help of grants available, could be brought back to its former glory of the mid-1800s, and what a treasure it would be.

Maybe an artist studio would be what springs to mind for some as the countryside offers gorgeous views.

Coppeen, Ballineen and Enniskeane are all nearby while the towns of Macroom, Bandon and Dunmanway are an easy commute away.

There are no offers on this property currently and your contact for more details is Damien at Paddy Murrays on 023/8844485.

2. Kearney’s Cross, Balinacurra, €175,000

This four-bedroom and one-bathroom property is on a corner just as you leave the village of Ballinacurra.

It is a convenient location, as Mahon Point is less than 20 minutes away, while it took me only 10 minutes to drive to the beautiful village of Ballycotton. The town of Midleton is 2km away for schools and a commercial centre, while a stroll brings you to charming Ballinacurra village.

It wouldn’t take too much work to make this an excellent rental property, or maybe the addition of a sun room would make it your perfect getaway bolthole for the beaches and cliffside walks.

This is a fine-sized cottage, and the estate agent Martin O’Farrell says it has been empty for over 10 years and therefore may qualify for grants.

3. Kinsale, €185,000

This three-bedroom and one-bathroom property is on the market for a very reasonable price due to its - as they say - location, location, location! And just look at the size of the site!

This is a rare opportunity to move to the ever-popular town of Kinsale without the usual large price tag attached. It’s a short spin to the town centre and there are lovely walks in the vicinity around Browns Mills and Jagoes Mills.

The home has been vacant for more than two years and should qualify for grants.

With a full renovation, extension and refurbishment, this will be a stunning home in an excellent location. A good investment if ever there was one!

4. Rostellan, €195,000

A gem - and a steal for someone at that price.

This four-bedroom and one-bathroom property is situated in Rosetellan, and it took me only 22 minutes to get to the Kinsale Road roundabout from there, with average traffic.

This site is huge and the potential for the right purchaser is mind-boggling. There is an abundance of outhouses, a milking parlour, a massive yard, the house itself, and 1.36 acres of land.

The property is just off a main road and is a straight run to the city.

The estate agent tells me it qualifies for the vacant property grant, but perhaps it would also qualify for the grants to restore the stone sheds and convert them into studios, maybe a workshop, or even rental apartments.

Or maybe the idea of giving up the busy lifestyle of the city to become a hobby farmer would be your dream.

Either way, this is a rare find and I wouldn’t be surprise if it sells above the asking price. However, there is no sale agreed as of yet...
