The number of registered private tenancies has increased by nearly 20,000 in just over a year.

New Residential Tenancies Board figures show the proportion of landlords renting just one property is at its highest level ever.

Almost half of the national market is made up of landlords owning between one and three properties.

Brian Galway, Senior Research Officer with the RTB, told Newstalk the number of renters registered has risen dramatically recently.

“It is quite interesting that we are seeing a consistent increase in the number of tenancies. It’s gone up from 213,000 at the end of Q2 2023 up to just over 230,000 private tenancies at the end of Q1 2024. It’s an interesting trend we’re seeing, and it’s one that we will be monitoring into the future,” he said.

The data from the RTB has also shown that landlords with over 100 properties only account for 11 per cent of registered tenancies.

The figures show just over 26 percent have one tenancy.

Mr Galway also told Newstalk that things change in the capital.

“So large landlords that have 100+ tenancies, they have about 11.17 per cent of the sector at a national level. In Dublin, it is slightly different. You see a large proportion of tenancies associated with large landlords, so about 22.5% of tenancies are associated with these larger landlords, and just over 23% of tenancies are associated with small landlords,” he said.
