A trio of sites in a location beyond compare but where the buyer will have to play the long game has come on the market in Kinsale, with a combined guide price of €1m.

All three are in the Castlepark area, a highly-regarded part of the coastal town, with views over the harbour and surrounding countryside. 

One of the sites is particularly stunning, fronting onto the Dock Beach, a sheltered, sandy, picturesque cove on the Castlepark peninsula, with panoramic views across the harbour to Charles Fort.

The drawback is that all three sites are currently zoned for agricultural use only, representing a long development play, with buyer patience required to unlock future value — with no guarantees.

All three sites had the same owner, a German who bought them in the 1960s, and are now being sold by his son. 

The family had other properties in the area too, sold off over time.

The sites now on the market include a 4.94-acre (2ha) site in a unique position adjacent to the Dock Beach, accessed via the main Castlepark Road. 

The land is currently laid to pasture and has good road frontage in the village of Castlepark and on the road running immediately to the south. 

The guide price for this parcel is €400,000.

The 7.01-acre (2.84ha) of elevated land immediately to the south east of Castlepark village fronts onto the L3225 road, guiding at €300,000. 

The 1.82-acre (0.74ha) site of elevated land also has good road frontage onto the L3225, south east of Castlepark village, guiding at €300,000.

Kinsale has become one of Ireland’s most closely watched property markets, generating headlines for a succession of high-profile deals.

Among the most notable has been the growing local portfolio assembled by US billionaire James Berwind, whose acquisitions in the town are now estimated at more than €20m, helping reinforce the town’s reputation as a magnet for prestige property buyers.
