Planning being sought for 160 new homes in Ballincollig

An application for the large-scale residential development (LRD) was recently submitted to Cork City Council by O'Flynn Construction.
The proposed plans, seeking to develop a 1.21 hectare site along the Old Fort Road in Ballincollig, consists of 157 apartments, to be constructed in three blocks, ranging in height from two to six storeys.
The development will include 77 one-bedroom units intended for single or two-person occupancy, eight two-bedroom units intended for three-person occupancy, and 72 two-bedroom units intended for four-person occupancy.
Block A of the development will consist of 47 units, broken down into 23 one-bedroom apartments and 24 two-bedroom apartments; Block B will consist of 57 units, broken down into 28 one-bedroom apartments and 29 two-bedroom apartments; and Block C will consist of 53 units, broken down into 26 one-bedroom apartments and 27 two-bedroom apartments.
The plans also provide for the construction of a 29-space creche at ground-floor level, and the provision of 91 car parking spaces – of which five will be disabled bays – and 260 bicycle parking spaces.
A series of communal open spaces, including landscaped courtyards – spanning more than 25% of the site area – will also be constructed as part of the development, as well as new footpaths, cycle lanes, and a tabletop junction via the Old Fort Road.
In a planning report submitted alongside the application, the applicant said the proposed development has been designed to “regenerate a vacant infill site at Old Fort Road and to deliver modern, high-quality residential accommodation that will positively contribute to Ballincollig’s town centre”.
“The proposal represents a sustainable and efficient use of zoned land, providing much-needed housing in Ballincollig, along with supporting amenities and high-quality landscaped open spaces,” they said.
Cork City Council is due to make a decision on the application by August 24.
