The report shows there were 1,679 homes in the pipeline in Cork city and 1,103 in the county as of the end of 2025.

Nearly 30% of Cork city social homes in the pipeline did not progress at all last year, while nearly 50 homes in the county of Cork have been stalled since 2017, according to the latest Construction Status Report.

The report, published by the Department of Housing, provides an update on social homes under construction through either local authorities or approved housing bodies.

It lists the number of units, the stage the project is currently at, and when it entered that stage.

The report shows there were 1,679 homes in the pipeline in Cork city and 1,103 in the county as of the end of 2025.

However, 499 homes in Cork city and 366 in the county had remained in the last stage they entered since the end of 2024 or earlier, meaning they had not progressed beyond this stage in a year.

In Cork city, 290 of the units across 15 different housing projects last progressed in 2024, while 110 homes in three developments last progressed in 2023.

Two developments in Knocknaheeny with 38 and 41 units, respectively, have been stalled since Q4 2022 at the contractors-on-site stage, while 20 units in Farranree have been at stage two since Q3 2022.

In total, contractors had come on site in the case of 233 of the homes, 188 were at stage four, and 78 were at stage two.

In the county of Cork, 33% of the total homes in progression had not progressed in the 12 months prior to the report being published.

Some 254 of these homes across 19 developments last moved stage in 2024, while 51 homes in four projects progressed in 2023.

In Fermoy, there were 13 homes which moved to stage four in Q2 2021, while a further 48 homes in Fermoy had been at stage four since Q4 2017.
