Plans are afoot for a Large-Scale Residential Development (LRD) in the Douglas area which if approved would see the delivery of 580 new homes, a mixed-use building and a crèche.

Plans are afoot for a Large-Scale Residential Development (LRD) in the Douglas area which if approved would see the delivery of 580 new homes, a mixed-use building and a crèche.

Murnane & O'Shea Limited has lodged a planning application with Cork City Council seeking 10-year planning permission for the development in the townlands of Castletreasure, Moneygurney and Maryborough in Douglas.

The application is currently at pre-validation stage.

A description of the proposed development says it would consist of the demolition of an existing house and associated agricultural outbuildings and the construction of a mixed-use residential development of 580 residential units consisting of 263 houses and 317 apartments/duplexes.

The new houses would be made up of 88 four-bedroom semi-detached houses, four four-bedroom townhouses, 136 three-bedroom semi-detached houses,18 three-bedroom townhouses and 17 two-bedroom townhouses.

The other 317 units would include comprise eight three-bedroom units, 218 two-bedroom units and 91 one-bedroom units to be provided in 27 apartment/duplex buildings ranging in height from two to four storeys over basement.

The proposed development also includes a two-storey crèche and a two-storey mixed-use building with retail and café uses at ground floor and two commercial or retail service units at first floor level.

The proposed development makes provision for the construction of a section and extension of the Ballybrack Valley Pedestrian and Cycle Route and for pedestrian and cycle connections to the proposed Ballybrack Valley Pedestrian and Cycle Route.

Access to the proposed development would be via a proposed vehicular bridge over the Moneygurney stream to a new junction on the existing R609.

An alternative access to the lands is also proposed which integrates with the R609 upgrades and Carr’s Hill Junction permitted as part of the M28 Cork to Ringaskiddy motorway scheme which would be implemented once the M28 motorway scheme is operational.

The application also seeks permission for some additional work, including landscaping and some servicing proposals.

A decision on the application, if it is deemed valid, is due at the end of March.
