Construction begins on former brewery's Counting House

Construction will commence tomorrow on the next phase of the redevelopment of the former Beamish & Crawford brewery site on South Main Street.

Construction company Bam is building a major office development for educational (college) use that will be located around the historic Counting House building in the centre of the site.

The original planning permission allowed for a brewery interpretive centre, a seven-screen cinema and viewing tower at this location.

However, last year Bam were granted permission to modify these plans, dropping the cinema and observation tower and instead creating an office development for educational purposes but keeping the brewery interpretive centre.

The former brewery site is divided into three zones. Zone A at the northern end of the site has seen construction underway for a number of months building 67 student apartments in four blocks with ground floor retail and cafe premises.

Construction of the central Zone B site which includes the Counting House will begin this week.

Zone A, next to the River Lee, includes the planned Events Centre. Bam has lodged revised plans for this site as well however planners in City Hall have sought further information on the project.

This includes a request for a specific proposed construction timeline. Concerns were raised about the “extent of dead frontage” and the glass-fronted area on South Main Street, with planners noting that a “less defensive” design would be more appropriate.

The “lack of live uses to South Main Street and the riverfront” is noted as an issue, while the bulk and scale of the building have also been questioned.

Separately a Government decision is awaited on an additional €10 million in State funding for the Events Centre, in addition to the €20 million already sanctioned.
