Southfields in Youghal, on the market for €780,000

A new year sees many people starting a search for a new home.

Whether upgrading to the forever home, or the chance to get on the first rung of the ladder, the hope of being in a new place by spring is the dream for many.

However, rising prices make it a difficult prospect.

Property prices in Cork are growing quicker than in any other county, according to figures released last week by My Home.ie in association with Bank of Ireland.

The report showed that Cork city and county saw prices rise 11.48% in the last quarter of 2025.

In Youghal, however, the median price comes in much lower at €260,000, making this East Cork town a viable option and a sometimes-overlooked coastal gem.

On the Daft website, there are currently 31 properties for sale in Youghal with price tags ranging from €175,000 to €800,000.

The town is only 45 minutes from Cork city, and is half an hour from the bustling towns of Dungarvan and Midleton. Youghal incorporates beautiful architecture and history with modern shops, good schools, and an excellent community spirit.

I looked at three special homes currently on sale in town, from both ends of the price range.

No 621 Carleton Wharf

Firstly, the first-time buyer’s bargain, or the retiree’s dream - a two-bedroom and two-bathroom apartment on the market for €250,000 with a view out to sea to inspire you!

Carleton Wharf is a well-established, secure, gated complex, and No.621 has never been rented out and is owner-occupied.

The hall is inviting and bright and a pleasing entrance to this light-filled large apartment. In fact, at 76 metres square, it offers excellent space in both double bedrooms, a bigger than usual en suite, and a lovely family bathroom.

The living and kitchen area is bright and could be laid out and decorated to make the most of the balcony and stunning views.

With wooden or tiled floors throughout, secure parking, and within strolling distance of the town centre, this apartment ticks lots of boxes.

The complex is adjacent to a bandstand and beautifully maintained community garden. By night or by day, the view will beat anything the TV can offer, and with a stunning beach only minutes away, you’re buying more than an apartment, you’re investing in a lifestyle.

Southfields

Meanwhile, at the higher end of the market is a stunning home in Youghal that is the dream for many a house-hunter. No split decisions with this one!

‘Southfields’ is a split-level large home on the market with Brian Gleeson and interest in it has been intense. It is currently on the market for €780,000.

Perched on the highly desirable St Anne’s Rise on the Golf Links Road, and with panoramic views, this home is a slice of heaven on earth.

This 295 square metre home, which was built in 1993, is a detached, and deceiving, marvel. The entrance gives no hint of the stunning vistas to see from the front of this gem.

With five bedrooms and four bathrooms, it is an ample family home. The centre of town is less than five minutes away.

The property has been a holiday home for the current owners and has never been on the rental market.

A private, curved drive, a manicured, established garden, and double garage are the first things to greet you.

The gardens, both front and back, are easy to manage with well-placed trees and shrubs and nothing blocking the views.

Four of the bedrooms are downstairs, leaving the impressive porch, foyer, kitchen, utility, pantry, and dining room and living room enjoying the full benefits of Youghal Bay from the bay windows.

A high glass ceiling conservatory and balcony are ideal for any star-gazer, while the views from the bright, large kitchen will mean doing the dishes is no longer a chore!

The quality of the build and the current owners’ exquisite eye for detail give this home an extra sheen of quality and longevity. Classic décor, as opposed to decorative fads, have stood the test of time and, of course, the jaw-dropping views speak for themselves.

‘Southfields’ is a house that would feel like home from the second you enter, and make you the envy of many.

No 92 Carleton Village

Finally, a masterful abode in Youghal that is new to the market this week.

No.92, Carleton Village is on sale for €800,000, and has been built to allow the owners to bask in the stunning vistas of Youghal Bay.

Perched on an elevated site, this new build has so many positives.

Situated within a gated complex, it offers full security, a private driveway behind secure gates, and a finish second to none.

It boasts a gorgeous entrance, floor to ceiling windows, an outdoor dining area and, of course, the to-die-for balcony so you can take in the views while having morning coffee, or sit and enjoy a sunset in the evening over the beautiful bay from either the living room balcony or the one in the master bedroom.

There’s a utility room off the kitchen, and a guest WC to complete the downstairs package. What a way to live!

Upstairs, there are four bedrooms, the master en suite, and family bathroom, and a living room. This allows the family to have a private quarter away from guests and visitors, with views that are awe-inspiring.

Outside are manicured gardens and the village is kept to the highest of standards. A private lane runs down the front to the complex to another secure gate so you can stroll to the centre of town with ease.

No hands, other than those of the master builders, have touched this home, so you can truly embrace your decorative skills, and with 202 metres square at your disposal, the sky is the limit for this spectacular property.

For more details and to arrange a viewing, contact Lisa in Brian Gleeson’s office on 058-44200.
