Large-scale student development in early planning stages in Cork city

ANOTHER potential student development is in the pipeline for Cork, while another already granted proposal could be set to increase.
A Strategic Housing Application for more student accommodation in Cork is expected to be made in the coming weeks.
Denis O'Brien Developments (Cork) Ltd has come through the mandatory pre-application consultation phase with An Bord Pleanala on the project, which the board has said has a “reasonable application basis”.
The consultation phase of the process, originally due to be concluded in late March, was inevitably delayed by the Covid-19 pandemic.
The developer bought the former San Paula home at Orchard Road in Cork in 2018, and this potential development proposes the demolition of an existing dwelling and the construction of 216 student bed spaces on the site.
The Brookfield Accommodation Complex is nearby, as are several other student apartment blocks.
Meanwhile, another student development in Cork city could increase in size, however, further consideration or amendment is needed to the proposal.
IRE Real Estate Investment Partners Fund II has been in the pre-application consultation process with An Bord Pleanala to add 50-bed spaces to the City Council approved development at the former Square Deal premises, which is a protected structure, at Washington Street West, Cork city.
That proposal would see bed numbers increase from 242 to 292. The original development, from Summix WSC Developments Ltd which was granted permission on the site, was proposed to range from two to six storeys high.
Separately, plans for more student accommodation on North Main Street are also in the pipeline, while developers involved with proposals for student apartments on the Bandon Road have submitted a fresh application to An Bord Pleanala to increase the number of apartments and bed spaces at the site overlooking the Lough.
