The city's largest-ever office block is 85% complete

The first block of Navigation Square will be ready for fit-out by November 1, according to a spokesperson for O’Callaghan Construction.

In all, the quayside development promises 310,000 sq ft of new office space over four blocks on the site of the former Navigation House on Albert Quay. The first block of the €90 million development is growing at a rapid pace, with the 150,000 sq ft office — the biggest of the four planned— now ‘85% complete.’

Financial services firm Clearstream have already taken 80,000 sq ft of the building, with an option for a further 20,000 sq ft expected to be used. Their staff will be on site by March.

A spokesperson for the developer confirmed that works on the basement level are finished, withelements of flooring, windows and more complete too.

In the coming weeks, the historic facade of Navigation House is going to be restored and reconstructed.

In all, 1.5 acres of basement is complete. This is in addition to 3.5 acres of office floorplate.

Construction has included some 28,000 tonnes of concrete, 1,000 sq m of polished stone cladding and 3 kilometres of piles. A total of 960 tonnes of reinforcing steel, 460 tonnes of structural steel and 5,000 sq m of energy efficient glazing have also been used in the development of the city’s newest office block to date.
