Objection lodged on Victoria Cross Road student apartment proposals

OBJECTORS to a student development in Cork city have said they would be like "goldfish in a bowl" for the occupiers of multiples of apartments should it get the go-ahead.

One third-party appeal has been lodged with An Bord Pleanala against the proposed 154-bed development on the former Kelleher’s Tyres Service Centre on Victoria Cross Road.

The appeal hits out at University College Cork, with the appellants stating: “The college (UCC) has put the onus on everyone, other than itself, to fix it’s own accommodation needs!”

Meanwhile, they hit out at developers who are constructing on sites like these in the city.

“It appears that any tiny pocket of land is fair game,” the appeal states. “Building in these tiny pockets of land has more to do with a developer’s greed than making a real contribution to the stock of student accommodation.”

However, their main issues deal with traffic and congestion in the area, as well as an invasion of privacy.

“To remove a person’s right to enjoy the privacy and amenity value of their home and garden is grossly unjust,” their appeal states.

Conditional permission was granted for the development by Cork City Council last month. One of the conditions involved the omission of the top two setback floors of the proposed eight-story development.

Kevin Lynch, who’s behind the project, has lodged a first-party appeal through HW Planning with An Bord Pleanala on that specific condition. He has labelled it “disappointing” and the appeal states: “We consider that the rationale behind the Planning Authority decision to permit the development with the omission of two setback stories was not adequately detailed.”

The appeal states that the visual impact assessment said that the height increase from a previously permitted scheme which would have seen 124-bed spaces, “were largely immaterial in terms of potential visual impact to nearby residential properties.”

The original development sought permission for the demolition of the existing commercial building, and the construction of a residential development of 25 student apartments - four of which are four-bedroom, three five-bedroom, eight six-bedroom, five seven-bedroom, and five eight-bedroom apartments.

An Bord Pleanala are due to rule on the proposed development by June 29.
