Construction begins on key city centre vacant site

Construction work has begun on the redevelopment of a key city centre site into.a major live music venue.

The vacant four-storey building on the corner of Oliver Plunkett Street and Caroline Street is to be redeveloped to extend the Old Oak and Cyprus Avenue venues.

Cyprus Avenue will be extended at the first-floor level with a new stage area while band recording and practice areas, changing rooms and offices will be located on the third and fourth floors. An open smoking area will also be created.

A new café bar will be built on the ground floor corner section with exterior seating on both Oliver Plunkett Street and Caroline Street with a glazed canopy serving both sides. The café would serve tea, coffee, food and alcoholic drinks.

Owner Ger Kiely told the Evening Echo that the redevelopment work is expected to take three months to complete and that the new, expanded venue should be open by the summer.

He said the Old Oak and Cyprus Avenue venues will remain open for the duration of the works.

A previous application had sought to demolish the building however, it is recorded on the National Inventory of Architectural Heritage and it has now been decided to retain the external walls.

Cyprus Avenue has hosted thousands of live music acts over the years, many of whom have gone to become major music acts such as Snow Patrol, Mumford & Sons, Hozier, Delorentos and Cathy Davey.
